Latchetts Cottage is a quintessential English cottage in a prime, elevated position offering views to the North across Leith and Box Hill, both Areas of Outstanding Natural Beauty. To the South you can see across Gatwick Airport in the distance but luckily we’re away from the flightpath.
This wonderful home is so versatile, currently used as a B&B and a home, there could be a great advantage in letting out rooms through AirBnB, with Latchetts you would hit the ground running. The most favourable suite is on the ground floor. This could easily be annexed off for yourselves, for renting or for moving in a relative who struggles with stairs.
The Cottage is a good size but being 200 years old, feels cosy because of the low ceilings in places and natural oak beams. Each room has its own character, charm and style.
The South, Westerly rear garden has a detached outbuilding with power, light, toilet, basin and insulation that’s been used as an office for many years. There is also a large garage which was used for a car and a workshop simultaneously.
The location is convenient for peace and quiet yet only a short drive to popular towns, Dorking, Reigate, Horley or Horsham. All are well served by good train stations to London, especially Gatwick Airport which will have you in London Victoria in 30 minutes. The travel time to the South Terminal is 15 minutes door to door.
We talked with Sandra at length about the property and its location…
Sandra has lived here for the best part of 15 years, a mere footnote in the property’s history, given that it was built in 1820.
15 years is a long time and Sandra understandably is a reluctant seller…
“What is the favourite aspect of your time here?” asked James.
“I love the two seasons of winter and summer - in winter the cottage is incredibly cosy with the open fire burning in the lounge. But in summer, the peace and tranquility is wonderfully complemented by nature when the three sets of French doors are all opened (in the kitchen, lounge and downstairs bedroom).”
Don’t be thinking though that this is a home for just summer and winter. It’s perfect all year round.
The house is very practical in any season too - the kitchen has a simple user-friendly layout with its stylish oak units. The outside space, complete with mature shrubbery and trees, provides all year round interest and the garden room is fully habitable for guests and the garage has a workshop section.
Sandra is also a big fan of the house’s aspect.
“Growing up in Bangor in Northern Ireland, I never thought I’d improve on that view but this place has a magnificent outlook with incredible sunsets. I’ve spent 15 very happy years in Latchetts Cottage and I’m certain the next owners will be as happy as we’ve been. It really is home to me.”
If you’d like to view the property, call Power Bespoke now and we may even be able to
accommodate a viewing time when you can witness for yourselves the stunning sunset and, if not, hear the sounds of birdsong at a time convenient for you (and Sandra).
